DFW delivered a record 44,218 multifamily units in 2024 before stepping down to 30,868 in 2025, with just 23,091 units projected for 2026, a 48% reduction from peak and the steepest supply cliff in DFW market history. Home prices have stabilized in the mid-$400,000s following sharp appreciation through 2022, with elevated ownership costs continuing to support strong apartment demand. DFW ranks #1 in the U.S. for employment growth from 2019 to 2026, adding 604,400 jobs (16.3% growth), and is the #4 largest metro in the nation by population, having added 811,496 residents from 2020 through 2025, a 10.5% increase.
