Can I use Cosign for any apartment?

Most properties accept Cosign, but not all (yet!). If the apartment community where you want to rent does not yet offer Cosign, we can help onboard them or match you with a participating community!

Will applying with Cosign affect my credit score?

No. Cosign only uses a soft credit check, which does not impact your credit score in any way.

What happens if I don't pay rent?

You remain liable for lease obligations. Non-payment can lead to legal action, eviction, and damage to your credit.

How is Cosign different from a renters insurance?

Cosign is not renters insurance. Renters insurance protects your possessions; we help you qualify for an apartment by securing your rent for the benefit of your landlord!

Is the payment a security deposit?

Cosign's fee is completely separate from any security deposit your landlord may require. Its a one-time fee you pay to Cosign for providing a lease guarantee. However, if your lease falls through before move-in and you haven't used Cosign's coverage, we review refund requests on a case-by-case basis. Just reach out to our team!

What if the apartment does not partner with Cosign?

Provide us with the building or landlord details, and we will work to add this property to Cosign! Alternatively, we can help find a partnered property.

What are the payment methods?

Payment can be made via credit/debit card using Cosign's online portal!

What documents are required for applying?

There are no documents required from you to apply - all we require is your personal information!

Can Cosign assist non-US citizens?

Yes! We accept applications from non citizens with an ITN (individual tax payer identification). This can be obtained at https://www.usa.gov/itin

What if I have co-applicants?

You can add your co-applicants in our Cosign portal.

How does the application process work?

1. You submit your information online.

2. Hear back from Cosign within a few hours.

3. Once approved, you sign Cosign's agreement and pay Cosign's one-time fee.

4. Cosign provides documents to your landlord, allowing you to sign your lease and move-in!

What's the coverage period for Cosign?

Cosign covers lease terms as short as 3 months and as long as 24 months!

Are all Property Management Companies accepting Cosign?

Not every property management company accepts Cosign (yet!) - but many do, and new properties join daily. If a community does not work with Cosign, we can reach out to the community to onboard them or help you locate an already participating property.

Does Cosign pay my rent?

No. You are responsible for fulfilling all financial obligations under the lease agreement. Cosign guarantees the lease but does not cover rent payments.

Your application undergoes a credit check with a soft pull, and you'll typically know if you qualify for Cosign within a few hours!

What is Cosign?

Similar to a familial guarantor, Cosign acts as a safeguard legally responsible for fulfilling rent obligations in case of default. It validates your lease in lieu of a traditional guarantor, and helps you secure the apartment or home where you want to live!

Does Cosign prevent eviction of a resident?

Cosign limits financial risk for landlords by covering losses up to our maximum coverage amounts, but Cosign only pays claims once a unit has been vacated after a renter default event.

How fast will I receive payment once a claim is filed?

Claims are processed and paid within 5 business days.

Will accepting Cosign alter my leasing process?

Cosign does not require any changes to the existing leasing process. Cosign focuses on converting applicants who would not otherwise qualify to rent apartments, so we are purely additive and will not require any changes for approved rental applicants!

What happens if a covered resident defaults on their lease?

Follow normal onsite procedures! Once the unit has been repossessed and is vacant, file the claim within 60 days for reimbursement from Cosign up to the property's stated coverage amount!

What's the Security Deposit policy with Cosign?

Cosign is customizable, so it's entirely up to the landlord whether an additional deposit is collected.

What are the benefits of Cosign compared to a cosigner?

Cosign eliminates the hassle of chasing down distant familial guarantors. Cosign reduces vacancy, expands your property's rental pool, guarantees rental income, and converts more applicants to residents!

How long does it take to process an application with Cosign?

Approved decisions are generally less than 1 hour after applicants submit their info, and applicants will always know if they are approved the same day their info is submitted.

What happens at lease renewal?

Cosign covers a specific lease term, so at renewal residents can reapply to Cosign for the renewal term. Cosign's fee is discounted for any renewal terms!
