
Boise’s multifamily market appears to be shifting toward stronger balance in Q3 2025, with average asking rent at about $1,600 per unit and occupancy holding near 94.7 percent. Year-to-date net absorption reached around 6,902 units while deliveries were only about 3,171 units, indicating demand is outpacing new supply. With the under-construction pipeline shrinking, the region is well positioned for renewed rent growth.
