Market Overview

Dallas-Fort Worth closed Q1 2026 with vacancy at 12.2% and rent growth at -2.1%, two metrics that reflect how aggressively the market has been built over the past several years. The counterweight is one of the strongest demand stories in the country. DFW's population stands at 8.5 million, with northern suburbs like Collin and Denton Counties continuing to absorb domestic migration at a rapid clip. Fortune 500 anchors, including AT&T, Toyota, McKesson, and American Airlines, support a diverse employment base with a 4.1% unemployment rate. Absorption reached 5,100 units in the quarter, a sign that demand is real -- but 7,300 units were delivered against it, keeping the imbalance intact. With 30,200 units still under construction and new starts falling sharply, vacancy is expected to peak in 2026 before gradually tightening through the back half of the year.
