Market Overview

Columbus closed Q1 2026 with vacancy at 10.2% and rent growth of just 0.7%, two metrics that reflect the weight of an active supply pipeline still working its way through the market. The counterweight is real, though. Columbus ranks among the stronger Midwest markets for population and income growth, adding roughly 30,300 residents between 2023 and 2024, with employment outpacing the national pace through late 2025. Net absorption came in at 1,200 units, confirming demand is intact. With 1,600 units delivered in Q1 and 11,000 still under construction, supply pressure will persist in the near term, but slowing construction starts point toward improving fundamentals through 2026.
