Market Overview

Colorado Springs' multifamily market showed building demand momentum in Q1 2026, with quarterly absorption of 664 units nearly tripling Q4 2025's 233 units, and trailing 12-month absorption of 2,637 units outpacing completions for the fourth consecutive quarter. Average rent stood at $1,438, down 2.4% year-over-year, though a 1.7% quarter-over-quarter gain marked the first sequential increase after three quarters of softness, while occupancy held at 89.9%, down 90 basis points annually but improving roughly 40 basis points sequentially. The construction pipeline has contracted 18% over the past four quarters to just 2.4% of base inventory, with trailing 12-month completions down over 50% from the prior period, positioning the market for an early-cycle recovery that compares favorably to peers like Denver.
