Market Overview

Austin closed Q1 2026 with vacancy at 13.5% and rent growth at -4.7%, two metrics that reflect how heavily the market has been supplied over the past several years. The counterweight is still meaningful. Austin ranks 3rd in labor force participation nationally, 4th in educational attainment, and 7th in startup density, with a population of over 2.6 million and a median household income of $103,299. Absorption totaled 3,800 units during the quarter and actually exceeded the 2,000 units delivered, a sign that demand is beginning to chip away at the overhang. With 14,600 units still under construction, pressure will persist, but slowing starts point toward a gradual rebalancing through 2026.
