Market Overview

The U.S. multifamily market gained additional momentum during the second quarter
as stronger renter demand helped absorb a significant volume of new supply. Net
absorption more than doubled deliveries, lifting occupancy and reinforcing signs that
the sector is moving beyond the most challenging phase of the recent supply cycle.
Although operating performance remains uneven across markets, national
fundamentals are improving as demand continues to outpace expectations and
supply pressures gradually moderate.
