Market Overview

The multifamily market in the Boise, Idaho metro is edging toward balance in Q3 2025 with occupancy near 93 percent and average asking rent around $1,600 per unit. Deliveries have slowed and the under-construction pipeline decreased, easing some of the pressure from elevated volume seen in prior years. Demand remains solid and the tightening supply dynamic may help support rent growth through 2026.
