Market Overview

Columbus's multifamily market showed signs of stabilizing in Q1 2026, with trailing 12-month deliveries of 7,667 units outpacing absorption of 4,796 units, sustaining lease-up competition even as continuing positive absorption and a decelerating pace of occupancy decline point to stabilization rather than deterioration. Average rent stood at $1,358, with occupancy at 91.9%, down 140 basis points annually, while a 1.6% sequential rebound and 0.2% annual gain marked the first positive quarter-over-quarter reading in three periods, with nine of 13 submarkets posting positive year-over-year rent growth. The under-construction pipeline of 11,051 units (4.8% of inventory) has contracted 19% over four quarters, pointing toward moderating deliveries as the market sits in mid-cycle.
